A sale falls into two halves. The first is getting the price and the presentation right; the second is holding everything together once an offer is on the table, which is where most sales are won or lost.
We start with a figure you can defend, drawn from what comparable homes nearby have actually achieved rather than from what sounds encouraging at the door. Your property is then prepared, photographed and listed, whilst viewings are handled by the same person who valued it, so whoever shows a buyer round can answer what they ask about the road, the neighbours and the price.
Once an offer lands the work changes shape. We check a buyer’s position before you accept it, we keep solicitors moving on both sides of the chain, and we tell you where things genuinely stand rather than waiting to be asked. Most sales are lost in this half rather than the first; it is where an agent either earns the fee or does not.
