How letting works with us

Letting falls into two halves. The first is getting the right tenant into your property on the right terms, which takes a few weeks; the second is the years that follow, and that is where a rental either runs quietly in the background or turns into a second job you did not ask for.

Finding and referencing tenants

We prepare your property, we market it where London tenants actually look, and we accompany every viewing rather than handing over a key and hoping. Applicants are referenced properly for income, employment, previous landlord and right to rent, all before you are asked to decide anything. The tenancy, the deposit and the inventory are then set up correctly on the first day rather than argued about on the last.

Managing the tenancy

Then the long part, which is most of it. Rent is collected and chased the day it is late, maintenance is handled by trades we use repeatedly rather than whoever answers the phone, certificates are renewed before they lapse, and compliance is watched around the clock rather than checked once a year when something has already gone wrong. You hear from us when a decision is yours to make, and the monthly statement shows what came in and what went out.
